A termite contract or bond is similar to a home insurance policy. However, this contract is solely for the prevention, remediation, and repair of termite infestation and damage. It is a guarantee that renews every year on the anniversary date of date your home was treated by our company.
In order to issue a termite contract or bond on a structure we have to treat the home as a protective measure so one of our technicians will have to complete an estimate in person. A full inspection of the structure for any existing termite infestations will be completed and then the technician will be able to give you pricing on the cost of the treatment and the annual renewal fee after that first year is up.
A lot of lenders will require an inspection for wood destroying insects in order to close on the sale of a home or structure, especially if the loan is one of the government backed FHA or VA loans. This inspection includes a legally binding document (we use the NPMA-33 in Arkansas) to be filled out as well.
If you do not have an existing, active termite policy on the structure you are selling and are needing this type of inspection, unfortunately the structure will have to be treated regardless of whether there is an active infestation or not. Per Arkansas State regulations, a termite company cannot give an official statement in regards to termite activity on a structure without issuing a one year guarantee, and a one year guarantee cannot be issued with completing the preventative termite treatment.
